There are several warehousey places around wellington CBD that get leased out for not much money. There used to be one across the street from Te Papa, and one on the continuation of Tasman Street. There's a great warehouse-turned-artstudio on Wright street.
I came across all that because different friends had workshops in them.
There's some stuff on trademe realstate if you search for warehouse in the commercial properties for lease in wellington @ about 2K per month.
I'd be into something like this if you need co-conspirators
